Construction Supervision

The question is not whether the work gets finished. It is whether it gets done properly.

During a project, many decisions are made on technical matters that the client should not have to deal with on a day-to-day basis. Ultimately, however, it is the client who has to live with the consequences.

Construction supervision is therefore about much more than simply being present on site.

The goal is to give the project owner continuous assurance that they are receiving what was agreed — with the required quality, the specified technical content and proper documentation.

It is better to identify problems during construction than to fix them after handover.

During construction, many details can develop into problems later — problems that may be difficult, expensive or even impossible to correct once the building or technical system has been completed.

The work may deviate from the approved plans.

Unsuitable materials or equipment may be installed.

Required stages of work may be omitted.

Technical compromises may be made whose consequences only become apparent later.

And some deviations may simply become concealed as the next stage of construction proceeds.

That is why construction supervision delivers the greatest value while there is still time to make corrections.

We represent the client’s interests.

The contractor’s responsibility is to deliver the project.

Our role in construction supervision is to represent the client and verify that the work complies with the plans, technical requirements and agreed scope.

We do not work against the contractor. We work for the success of the project.

Effective construction supervision does not obstruct progress. It brings potential issues to light early — before they develop into disputes, additional costs or technical problems.

What do we inspect?

The plans and technical scope.

We review whether the work being carried out is consistent with the approved plans, specifications and the client’s requirements.

The quality of workmanship.

During site inspections, we assess whether the work meets the required technical standards and identify any deviations or defects.

The materials and equipment being installed.

It is not enough for something to be installed. It needs to be what was agreed and technically suitable for its intended purpose.

Work that will later be concealed.

Technical solutions hidden behind walls, finishes or suspended ceilings become much harder to inspect once the next stage of construction is complete. That is why they need to be checked at the right stage of the work.

The technical documentation.

Proper project delivery is not only about the physical work. It also requires clear, organised and traceable documentation.

The condition of the project before handover.

We help identify outstanding issues and items requiring correction before the project is formally completed.

We look beyond whether the work is simply finished.

A technical system is not necessarily good just because it can be switched on.

The real questions are whether:

it has been built correctly;

it performs as intended by the design;

it can be operated safely and reliably;

it can be maintained properly;

and it can continue to operate efficiently over the long term.

The best time to solve a problem is before it becomes a cost.

A deviation identified early can often be resolved through an on-site discussion or a relatively minor correction.

The same issue discovered after handover may require dismantling, rework, operational downtime or a lengthy dispute.

That is why one of the greatest values of construction supervision is not simply what we identify, but what we are able to prevent in time.

We carry out on-site technical inspections at the appropriate stages of construction.

Identifying a problem is not enough. It is equally important to verify that the required corrective action has actually been completed.

We support the handover process.

At the end of the project, the goal is not simply to obtain a signed handover document.

The goal is to deliver a project that the client can confidently accept and put into operation.
